Down Payment Assistance is a Financial Strategy
First things first, Down Payment Assistance isn't a last resort- in fact it is a financial strategy that I consider to be a BIG WIN! Many of my clients have won with these programs.
According to Down Payment Assistance (DPA) "These programs average about $18,000 in benefits for homebuyers, enough to meaningfully reduce the upfront cash burden of buying and potentially lower a borrower’s loan-to-value ratio by an average of 8.8%." I have assisted many homebuyers who benefitted from these generous resources.
DPA may help you cover costs, and that means bringing less cash to closing. "Many conventional loans allow qualified buyers to put down as little as 3%, while FHA loans require as little as 3.5% for eligible borrowers. Some government-backed loan programs, such as VA and USDA loans, may even offer qualified buyers the opportunity to purchase a home with no down payment at all."
